Welcome to fall, everyone.

With fewer listings hitting the market in July and August, frustrated buyers often ask me if there will be more listings coming in the fall.

The answer is yes.

Lots of sellers wait to list until the kids are back in school and the cabins are closed up for the winter.

I've always found this to be a curious decision. The buyers are still there in the summer, but the competition isn't.

When you sell your house, you compete with other sellers to attract a buyer. I'd rather compete against three similar houses in my area in the summer than ten similar houses in the fall.

There are likely more buyers getting serious in the fall, but the buyers around in the summer are often anxious to close on something.

The same thing in winter. I've had great success in January and February.

People don't hide away for the winter. They're sick of being inside, staring at the same four walls. It's Saskatchewan—we don't let rock-hard car seats stop us from doing what we want.

A Thought On Basements

I was driving down Lewvan the other day and looked over at the houses in Harbour Landing, which got me thinking.

Soon after I started in real estate, I showed a new build right behind Walmart. There wasn't much in HL then, and you could see Walmart from the airport.

My buyer was an engineer, and he really wasn't digging Harbour Landing because, as with everybody at the time, there was concern about foundations.

But I was a new realtor and encouraged it. I would have shown somebody a tree house if they wanted to look at one.

We met the builder there, and my buyer started asking questions about the foundation. Was it on piles, how deep were the piles, how wide was the footing, was there weeping tile, what grade was the cement, etc. He was working him over.

The builder, trying to dust him off, told him he didn't need to worry about it, that the foundation would be good for a hundred years. All the homes in Harbour Landing, he boasted, were built to the latest engineering specs.

In a flat voice, my guy said, "yeah, so was every house across the street in Albert Park. Look at them now."

OH SNAP!

We left. He bought a house in Lakeridge instead and still lives there.

So, even if you buy a new house, there are no guarantees. As a homeowner, you need to pay close attention to your foundation, or it will go down, like so many have.

Always monitor the grading around your foundation and clean your eavestroughs. It's an easy thing to do 😀

Listing Pic Fail of The Month!

Here is a throne, even KCIII, would be proud to sit on and conduct his Royal business.

This home is currently on MLS. I'm not sure where to start with this one. The raised toilet, the light in an strange spot, the splatters of paint on the step, the cutting out of the ceiling to fit the shower. Don't worry about it—I'm sure it meets code 😎

I call this one "Fit For A King"
